What is Awaabs Law?
Awaabs Law — named after two-year-old Awaab Ishak, who died in 2020 as a result of prolonged exposure to mould in his family's social housing flat — is a set of legal requirements introduced under the Social Housing (Regulation) Act 2023. It requires social landlords to investigate and fix damp and mould hazards within strict timeframes.
The next rollout: pest control
The initial rollout of Awaabs Law focused on damp and mould. The government has confirmed that subsequent rollouts will extend the obligations to other hazards — including pest infestations. When this comes into force, landlords will be legally required to investigate and remediate pest problems within defined response windows.
